REGULAR TAX APPEAL DEADLINES

The tax appeal filing deadline is: Wednesday, April 1, 2015 at 4:00pm. All appeals must be received in the Tax Board office by this deadline, not merely postmarked. Be sure to also serve your appeal to the Tax Assessor and Municipal Clerk's office.

Partial Listing of Important Tax Appeal Hearing Rules & Reminders

  • All municipal charges (taxes, water & sewer, etc.) must be paid through the first quarter of 2015 (February payment) in order for your appeal to be heard;
  • The amount of taxes paid by you or other properties is not justification in determining whether your assessment is fair and equitable under the law;
  • Comparing assessments of other properties is not justification in determining whether your assessment is fair and equitable under the law;
  • Three to five comparable sales similar in style, size and location as of October 1, 2014 would be the best possible proof of market value;
  • A party intending to rely on comparable sales and/or a real estate appraisal must provide their evidence to the Tax Board and the opposing party at least seven (7) calendar days prior to the hearing;
  • If an appraisal is to be relied on at the hearing the appraiser must be present to testify to their appraisal report at the time of the hearing;
  • Please be concise in presenting your information.
